PROPERTY/OFFICE MANAGER



The Property Manager is responsible for providing clients with top-tier customer service and excellence in management services. Real Property Management Eclipse relies on the Property Manager to demonstrate leadership and create trust with owners and tenants (both current and prospective), as well as contractors and other vendors. The Property Manager instills confidence in our services by taking world-class care of the properties we manage.



 



ESSENTIAL RESPONSIBILITIES



  1. Hands-on management of property portfolio
  2. Management of Tenancy Applications and Agreements
  3. Partnering with the Leasing Agent to prepare advertisements for available rental properties
  4. Partnering with the Maintenance Manager to organize repairs and maintenance for managed properties
  5. Maintaining regular, close contact with current clients
  6. Conducting periodic inspections of managed properties
  7. Managing portfolio correspondence
  8. Preparing rental arrears tracker
  9. Executing appropriate actions against tenants in arrears
  10. Authorizing payment of client invoices
  11. Managing client insurance claims and payments
  12. Auditing monthly and yearly rental statements
  13. Performing rent reviews
  14. Conducting pre-vacating inspections
  15. Preparing outgoing property condition reports
  16. Entering management agreements/creating portfolios and properties
  17. Attending and participating in office meetings
  18. Adhering to all procedures required in this role.
  19. Providing feedback for and participating in continuous improvement of procedures and processes
  20. Other duties as assigned

The Property Manager is highly organized with strong time management skills and an understanding of prioritization. Naturally driven to provide excellent customer service and to instill trust, the Property Manager is a natural communicator with good negotiation skills, the ability to work independently, and a professional demeanor.



REQUIREMENTS



  1. Basic accounting knowledge
  2. Residential housing maintenance knowledge
  3. Computer proficiency—Microsoft Office, AppFolio (a plus)
  4. Able to work a flexible work schedule which includes evening and weekends
  5. 3 years residential property management (single family homes)
  6. Competency in, or the ability to become competent in, the following: a) Landlord/Tenant Regulations and b) Fair Housing Act
  7. Real Estate License preferred
  8. Local area knowledge
Compensation: $60,000.00 - $70,000.00 per year
