- Manage a portfolio of properties focusing on effective owner communication and financial performance.
- Provide leadership, accountability and coaching for staff performance and foster a positive and productive team environment.
- Exercise common sense, good judgment, and consistency in day-to-day contact with residents and prospective applicants and in other business-related matters.
- Perform data entry tasks to maintain accurate records of tenant information, lease agreements, and maintenance requests.
- Assist in lease ups of single-family homes and multifamily complexes to maintain a high level of occupancy for the portfolio.
- Participate in preparing and implementing annual operating budgets.
- Reviewing monthly operating statements and budgets.
- Coordinating and/or conducting scheduled and unscheduled property inspections.
- Hiring, training, supervising, and supporting the office and maintenance teams.
- Implementing marketing and maintenance programs.
- Communicating with owners/clients as required.
- Conduct market research to stay informed about rental trends, competition, and property values in the local area. Use data analysis to optimize rental yields and property performance.
- Coordinate diverse functions for property management, including proactive owner communication.
- Conduct assessment reviews and security deposit filing for tenants' owners and accounting teams. Ensure that Security deposit statements and refunds are filed within the state-mandated timeline.
- Utilize AppFolio software and other tools for efficient property management.
- Periodically perform property inspections and help coordinate maintenance and turnover requirements.
- Work with business development staff to expand the client base.
- Stay updated on local laws and regulations about residential properties. Ensure properties comply with safety codes, zoning laws, and other requirements. Manage risk factors such as liability issues and insurance coverage.
- Participate and manage any ad hoc projects or requests from leadership
- Active NC Real Estate License (Required)
- Property management experience: 3 years (Required)
- Single Family Property Management experience preferred
- Customer service: 5 years (Preferred)
- Property leasing: 3 years
- Strong computer skills including competency in the following:
- MS Office and Teams
- AppFolio (or similar Property Management software)
- LeadSimple (or other task management software)
- Good Driving Record
