PROPERTY MANAGER

The Property Manager is responsible for providing clients with top-tier customer service and excellence in management services. Real Property Management Lehigh Valley relies on the Property Manager/Leasing Agent to demonstrate leadership and create trust with owners and tenants (both current and prospective), as well as contractors and other vendors. The Property Manager instills confidence in our services by taking world-class care of the properties we manage.

 

ESSENTIAL RESPONSIBILITIES

  1. Hands-on management of property portfolio
  2. Management of Tenancy Applications and Agreements
  3. Preparing Leasing advertisements for available rental properties
  4. Maintaining regular, close contact with current clients
  5. Ordering and coordinating repairs and maintenance for managed properties
  6. Conducting regular periodic inspections of managed properties
  7. Managing portfolio correspondence
  8. Tracking delinquencies and executing appropriate actions against tenants in arrears
  9. Showing vacant properties to pre-qualified prospective tenants
  10. Answer owner questions about income and monthly statements
  11. Performing rent reviews
  12. Conducting pre-vacancy inspections
  13. Preparing outgoing property condition reports
  14. Entering management agreements/creating portfolios and properties
  15. Attending and participating in office meetings
  16. Attending and participating in training sessions as directed by the Manager
  17. Adhering to all procedures required in this role.
  18. Providing feedback for and participating in continuous improvement of procedures and processes
  19. Managing vendors for maintenance
 

KEY ATTRIBUTES

  1. Bi-Lingual (English/Spanish preferred but not required)
  2. Highly detail oriented and organized
  3. Strong analytical thinking and troubleshooting skills
  4. Excellent communication and interpersonal skills with a customer service focus
  5. Ability to act and operate independently with minimal daily direction from manager to accomplish objectives
  6. Proficiency with email, Microsoft Office applications and property management software
  7. Ability to work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results
 

The Property Manager is highly organized with strong time management skills and an understanding of prioritization. Naturally driven to provide excellent customer service and to instill trust, the Property Manager is a natural communicator with good negotiation skills, the ability to work independently, and a professional demeanor.

 

REQUIREMENTS

  1. Valid Real Estate License
  2. Excellent Communication Skills
  3. Basic accounting knowledge
  4. Local area knowledge
  5. Basic maintenance knowledge
  6. Computer proficiency
  7. Competency in the following:
  • Landlord Tenant Laws
  • Fair Housing Laws
Bilingual English/Spanish speaking preferred but not required.

Compensation: $38,000 /year starting salary.
