About Us

We are a growing residential property management company seeking a dependable, professional, and self-motivated team member to support our field operations. This role serves as the "eyes and ears" of our company in the field, helping ensure our rental properties are well-maintained, our residents are served, and our operations run smoothly.

This is a part-time 1099 independent contractor position with the potential to transition into a full-time role as our company continues to grow. We are looking for someone who values accountability, professionalism, and long-term career opportunities.

Position Summary

The Field Property Management Assistant will perform property inspections and evaluations, coordinate with vendors, assist with leasing-related tasks, and provide on-site support for residential rental properties throughout the area. The ideal candidate is organized, detail-oriented, comfortable working independently, and capable of representing the company professionally with residents, property owners, and vendors.

Core Responsibilities

Property Inspections & Evaluations

  • Conduct periodic property evaluations and inspections.
  • Perform move-in and move-out evaluations and document property conditions.
  • Complete weekly and monthly vacant property evaluations to ensure properties remain secure and in good condition.
  • Take detailed photos and prepare inspection and evaluation reports.
Vendor Coordination

  • Meet vendors and contractors on-site for maintenance and repair assessments.
  • Assist with coordinating repairs and follow up on work progress when necessary.
  • Ensure vendors have access to the property and provide accurate information regarding repair needs.
Leasing Support

  • Assist leasing agents with property showings.
  • Install lockboxes, signage, and other leasing-related materials.
  • Verify property readiness before prospective tenant visits.
Administrative Support

  • Maintain accurate inspection records, notes, and documentation.
  • Update company systems with property conditions, vendor updates, and resident concerns.
  • Perform additional administrative and operational duties as assigned.
Key Performance Indicators (KPIs)

Success in this role will be measured by:

  • Work orders completed within established service level agreements (24 to 72 hours for non-emergency requests).
  • Resident satisfaction ratings of 4.5 stars or higher.
  • Zero safety violations, incidents, or preventable accidents.
  • 100% completion of scheduled inspections and evaluations.
  • Accurate, timely, and professional documentation of all field activities.
  • Consistent communication and follow-through with residents, vendors, and management.
Qualifications

Required

  • Reliable transportation.
  • Valid driver's license and current auto insurance.
  • Safe driving record.
  • Ability to pass a background check.
  • Ability to work independently with minimal supervision.
  • Strong time-management and organizational skills.
  • Excellent communication and customer service skills.
  • Detail-oriented, accountable, and dependable.
Preferred

  • Previous property management experience is preferred.
  • Residential maintenance or handyman experience is preferred.
  • Experience coordinating vendors and contractors.
  • Familiarity with, or a quick learner of, mobile apps and property management software.
  • Strong problem-solving and troubleshooting abilities.
Compensation & Benefits

  • $15.00 to $18.00 per hour, based on experience.
  • Monthly vehicle/gas reimbursement allowance.
