Inspector Technician
- Conduct thorough annual property maintenance inspections
- Identify maintenance, safety, and property-condition concerns
- Provide clear and detailed repair recommendations
- Identify maintenance, safety, and property-condition concerns
- Perform move-out inspections and document turn work required to prepare properties for the next resident
- Conduct and document quarterly inspections in accordance with company standards
- Complete and submit inspection reports using RentCheck software
- Identify urgent maintenance concerns and input emergency work orders when necessary
- Input maintenance work orders based on inspection findings
- Certify smoke detectors and replace units as needed
- Communicate professionally and respectfully with residents regarding inspections, maintenance concerns, and property conditions
- Communicate with property owners, vendors, and staff when necessary
- Complete assigned inspections and tasks accurately and within established timelines
- Maintain established customer service standards for both property owners and residents
- Promptly respond to, pursue, and resolve inspection-related issues
- Maintain and responsibly operate company vehicles, inspection equipment, and tools
- Perform other duties as assigned
- Prior home inspection, maintenance, or property management experience preferred
- General knowledge of residential systems, including plumbing, electrical, HVAC, and other common household systems
- Ability to identify maintenance issues and recommend appropriate solutions
- Strong attention to detail and ability to accurately document property conditions
- Comfortable using mobile inspection software; RentCheck experience is a plus
- Professional written and verbal communication skills
- Ability to communicate effectively with residents, property owners, vendors, and staff
- Ability to work independently and manage time effectively
- Willingness to learn and develop additional skills
- Ability to provide exceptional quality work and service
- Valid driver's license and clean driving record
- Ability to prepare, write, and communicate effectively with clients, residents, vendors, and staff
- Intermediate proficiency with Microsoft Office
- Working knowledge of the Internet and email
- Reliable transportation required
- Must be able to travel throughout Richmond and the surrounding areas
- Company vehicle may be provided after successful completion of the initial trial period
- Ability to responsibly maintain company vehicles, equipment, and tools
- Full-time, hourly position
